Property Description

Villa Tranquilla is a newly built, architect designed, luxury villa located in Massa, a small village a few minutes away from the centre of the beautiful old town of Maratea, known as the 'Pearl' of the Tyrrhenian sea. This exceptional property offers spacious, luxurious, five bedroomed accommodation with comfortable reception rooms and a top quality, fully fitted kitchen. The outside is attractive and well laid out, offering many secluded, sheltered areas in which to enjoy the Mediterranean lifestyle. As the name suggests, the property is located in a tranquil setting. The view to the south is across unspoilt mountains, leading to the sea and the property is surrounded by its own land.

The property is entered through elegant, wrought iron, electrically operated double gates opening onto a large car parking area. From there you follow a path leading to impressive, solid wooden doors which open onto a grand entrance hall. A wide, curved staircase leads to the upper floor. From the entrance hall, to the left, there is a large, comfortable drawing room and to the right, an elegant dining room, a fully fitted kitchen with a family sitting room, a shower/utility room, rear lobby and cloakroom. The drawing room, the dining room and the family sitting room, all have double doors leading onto the south-facing terrace.

Upstairs, from the landing, there is a principal bedroom suite, comprising a spacious double bedroom with double doors leading to a south-facing veranda; a bathroom with jacuzzi bath and a dressing room. Also from the landing, there is a corridor leading to two further double bedrooms and a shower room. At the end of the corridor there is a further double bedroom or study, with stairs leading to further bedroom above. The landing, and the two south-facing rooms all have double doors leading to spacious verandas outside.

Outside
The villa is surrounded by a wide, tiled terrace. There are some sheltered areas, designed for al fresco dining, and other, open areas designed for sunbathing. Each of the principal reception rooms has a double door opening out to the terrace, and the south-facing rooms upstairs open to spacious verandas with spectacular views over the surrounding countryside. In addition there is a lawn, edged with olive and fig trees and a vegetable garden. The land is surrounded by open fields where local farmers currently graze their sheep and goats. The whole environment is one of peace and harmony, where the lazy, sunny days of endless summer can be enjoyed in time-honoured, southern Italian tradition.

The Entrance Hall
The entrance hall is wide, extravagantly open and extremely impressive. There is space all around with the drawing room to one side, the dining room to the other and the magnificent wood and wrought iron staircase curving into the open space of the landing above. It creates the perfect introduction to such a well-designed, comfortable villa.

The Drawing Room
The drawing room is a wonderful oasis of calm and charm, providing the perfect environment in which to relax, read, chat with friends or simply gaze out of the large glass doors over the mesmerising landscape beyond. The room has two aspects, left and right, as well as the huge, beautifully carved marble fireplace to the front, and the magnificent, curved staircase to the rear. It is the heart and soul of the house and, as well as providing the perfect cosy environment for a family evening, it can be opened out to create a fabulous party room.

The Dining Room
The elegant, charmingly designed dining room provides an interesting contrast to the rustic charm of the kitchen and terrace, providing the perfect environment for sophisticated entertainment. One set of double doors opens to the terrace for pre-dinner drinks in the summer months, while another set opens to the entrance hall and drawing room, with its huge, open fireplace, where the blazing logs provide warmth and entertainment for parties in the winter.

The Utility Room
Alongside the kitchen there is an additional shower-room which can also be used as a utility room. It is equipped with a washing machine and storage areas.

The Cloakroom
The cloakroom is designed to a high specification with a featured marble and stone basin, brass faucet and striking hand-painted tiled surround.

The Lobby
An attractive archway leads to the rear lobby which provides access to the back of the house.
The Boiler Room
The boiler room is an impressive feature of the house. A glance around the heating installation indicates that this is no ordinary set-up. The gas-powered Lamborghini boiler creates plenty of hot water to run the domestic hot water system as well as the radiators and under floor heating. The system can be backed up with the back-boiler running off the log burning fire in the sitting room, or off a system of solar panels on the roof. One thing is for sure - the occupants of Villa Tranquilla need never be cold! The solar panel installation ensures the house has an abundance of hot water all year round. Please note the heating and water system were professionally designed to be environmentally friendly and for maximum efficiency and economy.

The Landing
The landing is a wonderfully large, open space that creates a feeling of luxurious extravagance as you arrive at the top of the curved, mahogany staircase. The main feature is the spectacular chandelier which occupies the central position, providing a focal point to the area, behind which double doors lead out onto the veranda. To the right is the master suite, and to the left is the corridor leading to the other bedrooms and shower room.

The Master Suite
The master bedroom suite consists of a large, comfortable, dual-aspect bedroom, with double doors opening out onto a spacious veranda, with stunning views over the garden and the valley below. In addition there is a small dressing room and a luxurious bathroom with a Jacuzzi bath. The suite enjoys a high level of privacy, occupying one end of the house and being separated from the other bedrooms by the landing area.

The Corridor
Through the archway, the light and spacious corridor which provides access to the other bedrooms and the shower room, helps to create the feeling of comfort on the first floor.

Bedroom Two
Bedroom two is a comfortable, attractive, double bedroom with plenty of space and charm. It is located on the south side of the corridor and has double doors leading out to a south-facing veranda.

The Shower Room
The luxurious and well appointed shower room has a large corner shower of a very high standard as are the basin, WC and bidet. This room has a fresh and airy appeal and has been designed to create a feeling of extravagant luxury.

Bedroom Three
Bedroom three is the smallest of the bedrooms and is a charming room, providing ample space for a single or twin beds. The window looks out over the rear of the house, with the room remaining cool during the daytime and becoming bathed in a lovely warm light in the afternoon and early evening.

Bedroom Four
Bedroom four is currently being used as a study, but could easily be used as another double bedroom. It is a large, comfortable room, with double doors opening onto the south-facing veranda. There are stairs in the corner, leading to bedroom five.

Bedroom Five
Bedroom five is the largest of the double bedrooms, occupying the whole top floor of nearly half the house! It is an extremely adaptable, multi-purpose area. It can be used as additional sleeping accommodation, a games room or play room. It includes storage areas and a small, ensuite toilet. It is an extremely versatile, comfortable space with several large skylights keeping it light and airy. All-in-all, it is a great addition to this lovely Villa.
